still find something decent under 1 crore in Mumbai. But you need to know where to look,
and you need to be realistic about size.
Andheri East
For a 1BHK in a decent society with parking, Andheri East is still within reach. You won’t
get a huge flat, but the location more than makes up for it. Metro connectivity, proximity to
BKC, strong resale market.
Vikhroli and Kanjurmarg
These two areas are growing fast. Kanjurmarg especially — it sits between the Western and
Central line, and with Powai right next door, demand from IT professionals is high. Prices
have gone up but 1 crore can still get you a good 1BHK.
Mulund
Slightly outside the “central” zones but a mature, family-friendly suburb. Good schools,
clean streets, more space for your money. Mulund West near the station is the sweet spot.
Navi Mumbai (Kharghar, Ulwe)
If you are open to this side, your budget stretches significantly. 1 crore in Kharghar can get
you a 2BHK with a good society and amenities. The Navi Mumbai metro is coming, which
will change things quickly.
What I would tell a first-time buyer
Do not compromise on the builder’s track record. A cheap flat from a builder who delivers 3
years late is not a good deal. Also — do not skip on a legal check of the property documents.
